A Little House With the Lake Right Off the Back

This is a Lake Palestine waterfront cottage in Brierwood Bay near Frankston, and it's a good example of how much house you actually need on the water. Two bedrooms and one full bath, sitting across two lots with the lake right behind it. The back wall of the living room is a row of glass doors onto the covered porch, and they face the sunrise over the water. The pier was just redone. The inside has been updated.

It's run as a short-term rental right now. It could also be a weekend place or a full-time home, and I'll walk you through what each one looks like.

Inside the Cottage

Shiplap covers every wall and the ceiling in the living, dining and kitchen area, and it warms the whole place up. Floors are laminate, which is what you want in a lake house where people track in from the water all day. You've got central air and heat, ceiling fans, and a kitchen with an electric range and a microwave.

It's a small house and it's laid out like one. You're not heating and cooling rooms you never use, and you're not spending your Saturdays cleaning them either. On a lake place, that counts for a lot.

Outside: The Pier and a Spot for a Fire Pit

This is the part you'll use. The pier has been newly redone, and it opens up into a deck at the end. Take a rod out there in the evening, or take your coffee out first thing. The covered back porch sits a full story above the yard, so it's a flight of stairs down to a landing deck, then the lawn and the pier.

Between the house and the lake there's a pad already in place, and it's sitting right where a fire pit belongs. There's also a storage building. Every lake house needs one sooner or later for the life jackets and all the gear that piles up.

Already Running as a Short-Term Rental

The cottage is operating as a short-term rental today. If the rental side is part of your plan, ask me for the details and I'll share what I can. You'll still want to confirm everything that matters to your plan during your option period, and that includes the rules. Deed restrictions and rental rules aren't the same from one Lake Palestine community to the next, so that goes on the list for any waterfront home we look at.

If you'd rather keep it for yourself, you can. It's a two-bedroom lake house with its own pier, and you don't have to rent a single night to make it worth owning.
