The Lake Itself

Lake Palestine sits on the Neches River in East Texas and covers roughly 25,560 acres at conservation pool, which sits at 345 feet above sea level. The flood pool reaches 355.3 feet. The lake is owned and operated by the City of Tyler as a municipal water supply, which means development along the shoreline is carefully controlled. That is actually one of the reasons it has stayed so beautiful.
The lake stretches across parts of Smith, Cherokee, Henderson, and Anderson counties. Depending on which side of the lake you are on, your mailing address might be Chandler, Frankston, Berryville, Coffee City, Flint, Bullard, or LaRue.
The fishing is excellent year-round. Largemouth bass, white bass, crappie, and catfish are all well represented, and the lake is large enough for serious boating, skiing, and tubing without ever feeling overcrowded the way the metro lakes do on a summer weekend. A Few Things Worth Knowing Before You Buy
The Water Intake Stations
As someone who lives on this lake, there are a few things I always make sure my buyers understand. There are two water intake stations that affect Lake Palestine. The City of Tyler has operated a pump station on the north end of the lake for years. On the south end, the Tarrant Regional Water District and Dallas Water Utilities are currently building a second intake station as part of the $2.3 billion Integrated Pipeline Project, a 149-mile pipeline that will carry East Texas water all the way to Benbrook Lake near Fort Worth. That station is under construction now and is expected to be operational around late 2027.
With the rainfall we get in East Texas, this lake fills up fast. I have personally seen it go from conservation pool all the way to the 355-foot flood pool level, and properties along the shoreline can see significant water intrusion during those events. We have a boathouse right here on the water, and it flooded 2.5 feet during one of those rises. Before you buy waterfront property on Lake Palestine, you need to understand the elevation of your lot, the location of your structures relative to flood pool, and what that means for your insurance. I will always walk you through that before we ever write a contract.
I also want to be clear about something. None of this has scared me off the lake. I still live here. I am not planning to move. People who really know Lake Palestine are not worried about it. You just need to go in with the right information so you can choose the right property and protect it properly. That is exactly what I am here for.
The Islands
Two of my favorite spots on the lake are the islands, and both are only accessible by boat.
Treehouse Island on Lake Palestine. You have to see it from the water to believe it.
Treehouse Island sits in the middle section of the lake, just outside the cove at Emerald Bay, and it is publicly accessible by boat. The island is governed by the Upper Neches River Municipal Water Authority, so anyone can pull up and spend some time there. There is a treehouse built up into the trees that you can spot from the water, and people always seem to slow down when they pass it. If you come out of Emerald Bay it is a short ride over. It is one of those spots that makes Lake Palestine feel a little different from any other lake in East Texas.
There is no boat ramp on the island, so you anchor or tie off and wade in. Weekends in the summer draw a crowd, but it never gets rowdy. People bring their dogs, let their kids splash around, and just enjoy being out on the water. If you are out for a morning ride before the lake gets busy, it is worth a stop. First-timers always want to go back.

Reds Island, sometimes called Lighthouse Island, is a red dirt island with a sandy shoreline that is publicly accessible by boat and also governed by the Upper Neches River Municipal Water Authority. Wear water shoes since the bottom can be rocky in spots, which is good advice on any public lake in East Texas. The name comes from an old lighthouse that used to stand on the shoreline across from the island, not on the island itself. What most people do not know is that you can hike up into the wooded part of the island and make your way to the elevated backside. When you get up there you are looking out over a big stretch of open water toward the north end of the lake. It is one of those spots that catches you off guard. Most visitors never get past the shoreline, so it feels like you found something on your own.
Lake Palestine is large enough for serious boating but never feels overcrowded like the bigger metro lakes.

Eagles Bluff Country Club
Eagles Bluff is the premier gated residential and golf community on Lake Palestine, and it earns that distinction. Located on the eastern shore in the Bullard area, Eagles Bluff is a manned-gate enclave of luxury custom homes positioned along the water, the fairways, and within heavily wooded preserves. The centerpiece of the community is a 27,000 square foot French country style chateau clubhouse with upscale dining, a lounge, and formal banquet facilities. Residents also have access to a resort-style swimming pool, a 24-hour fitness center, walking trails, and tennis and pickleball courts, plus a private community boat dock for lake access.
The golf course is what sets Eagles Bluff Country Club apart from nearly everything else in East Texas. The championship 18-hole, par 71 course was designed by Carlton Gibson and plays over 7,000 yards from the back tees. It is known for dramatic elevation changes, dense pine and hardwood framing, and broad fairways that feel reminiscent of Augusta. The signature hole is the par three sixth, which plays downhill to a guarded island green surrounded by water. If you are a golfer looking for a lake home, Eagles Bluff deserves to be at the top of your list. The residential side of the community is governed by the Eagles Bluff Community Association, which oversees deed restrictions, architectural standards, and community amenities to protect property values throughout the neighborhood.

Emerald Bay and Emerald Bay Club
Emerald Bay is a member-owned, gated country club community sitting on a peninsula on the eastern shore of Lake Palestine in Bullard, about 12 miles from Tyler. Spanning 355 acres with over 600 homes ranging from townhouses to single-family estates, the entrance is guarded 24 hours a day and the layout of the community is one of its most impressive features: nearly every home has either direct water frontage or golf course views. Very few neighborhoods anywhere can say that.
The clubhouse is the social heart of Emerald Bay, with a full-service restaurant, a lounge, and a packed calendar of community events and private functions. Recreation amenities include a swimming pool, lighted tennis and pickleball courts, and a basketball court. For lake access, the community has a private boat ramp and marina slips connecting residents directly to the main body of Lake Palestine.
The golf course is what truly defines Emerald Bay. It is a private championship 18-hole course that is fully owned by the homeowners, not managed by an outside company. Unlimited golf privileges are included automatically with property ownership, which is a genuinely remarkable value for anyone who plays regularly. Windrock Estates
Windrock Estates is one of the most exclusive addresses on Lake Palestine. This prestigious gated community sits on the eastern side of the lake in Henderson County with a Frankston mailing address, accessed via Texas 155, FM 2215, and County Road 4117. The double gated entrance sets the tone immediately. This is a private, restricted neighborhood where the standards are high and the HOA backs it up with annual dues around $1,200.
The homes here are genuinely impressive. We are talking luxury lake houses and estate-style properties ranging from around 2,600 to over 5,000 square feet, with many crossing the million dollar mark. Styles range from traditional custom builds to modern waterfront farmhouses, all positioned on premium open water and deep cove lots. This is an upscale gated waterfront community on the northern end of the lake, tucked near Coffee City with a Chandler mailing address in Henderson County. Properties here rarely come on the market, and when they do, buyers move fast.

Legacy Shores
Legacy Shores is a private gated waterfront community sitting on the northern end of Lake Palestine, tucked along Flat Creek Cove just off FM 315. Despite carrying a LaRue mailing address with ZIP code 75770, the neighborhood itself is physically located on the northern shoreline of the lake, which is why it feeds into Brownsboro ISD and puts you about 15 minutes from Chandler and 25 minutes from Tyler. The location feels remote without actually being far from anything.
The community spans roughly 275 acres of heavily wooded East Texas landscape with mature hardwoods and pines throughout. Lots here are genuinely large, typically running from one to over five rolling acres, with clean shorelines and views of open water or quiet cove frontage depending on where you land. This is not a neighborhood of tight lots and close neighbors. It is the kind of place where you have room to breathe.
The infrastructure is modern throughout. Legacy Shores has paved roads, gated security, underground electricity, and public city water, which sets it apart from some of the more rural lake communities where you are on a well and a dirt road. The Legacy Shores POA governs the neighborhood with annual dues around $1,250, and the deed restrictions require single family residential homes with a minimum of 1,850 square feet of heated and cooled living space, not counting porches or garages. Cape Tranquility
Cape Tranquility, also known as Tranquility Bay, sits on the northern end of the lake near Chandler. Mature trees, a mix of waterfront and interior lots, and a private neighborhood boat ramp make it a comfortable, established community. The HOA is active, so the neighborhood stays well kept. It is a quieter spot that draws people who want that shaded, settled-in feel rather than a newer development.

Cherokee Ridge / Cumberland Ridge
Cherokee Ridge, known locally as Cumberland Ridge, is one of the most established lake communities on Lake Palestine. Founded in 1972, it sits on the eastern shore in the Bullard area and has grown into a neighborhood with real character. The amenities are impressive for a community this size: a private gated marina with boat launching ramps, boat slip rentals, a secure storage area for boats and RVs, and three recreational parks including Bayside Park, which has a large sandy swim beach. About 250 residents call it home, and the community is active with regular events like the Spring Fling and Food Truck picnics. Homes range from interior lots on acreage to luxury waterfront estates, and the neighborhood has intentionally avoided a uniform look. Holiday Hills
Holiday Hills holds a distinction that most people do not know about: it is the oldest subdivision on Lake Palestine. Originally developed by a Palestine-based company called Rockmore and Harris, it was one of the foundational communities that helped grow what eventually became the city of Berryville. The local Hilltop Baptist Church even got its start in an old bait house here. That kind of history is rare, and it gives this neighborhood a character that newer developments simply cannot manufacture.
The subdivision sits off County Road 4117 on the west side of the lake in the heart of the Berryville area, within Henderson County. Lots here are larger and mature, with the kind of shade and established feel that comes from decades of growth. The housing mix includes both traditional and manufactured homes, which keeps the entry point accessible. Residents feed into Frankston ISD. Just down the road is Reds Landing, a lake access park managed by the City of Berryville and the Upper Neches River Water Authority. It has a dock, pavilions, and a boat launch, and it faces north toward a wide open stretch of the lake. The view from there is beautiful. To access it you purchase a key through the City of Berryville, $75 for residents and $100 for non-residents, available at City Hall on Monday, Wednesday, and Friday. Back in the eighties, before the gate ever went up, that was a spot where teenagers would come to swim with their families. I was one of them, out there with my family and my boyfriend at the time, who is now my husband. It was more of an open public area back then, and it has been a landmark for people on this end of the lake for as long as I can remember. That kind of history is part of what gives this community a soul that newer neighborhoods just do not have. Hideaway Bay
Hideaway Bay is one of those neighborhoods that feels like a well-kept secret. Tucked on the eastern shore of Lake Palestine in Flint, it has around 185 homesites spread across a mix of waterfront, water view, and wooded interior lots. The community amenities are genuinely good: a private beach, a park with a gazebo and playground, a tennis court, and a gated boat launch at the south end of Bay Shore Drive. The gate operates on a key deposit system, so access stays exclusive to residents.
The neighborhood is deed restricted and managed by an active property owners association. Annual POA dues are $250 per lot as of August 2026, which is reasonable for what you get. Hideaway Bay sits within Smith County and is zoned to Tyler ISD, and you are less than two miles from Highway 155 where you will find a Brookshire's grocery store, fuel, pharmacies, and medical clinics. A solid choice if you want the eastern shore, mature trees, and a community that takes care of itself.
The Villages
The Villages sits on the northeastern shore of Lake Palestine in Flint and has gone through a significant transition in recent years. For a long time it was anchored by the Holiday Inn Club Vacations resort, with a full-service marina, an indoor water park, boat rentals, and a steady flow of vacationers. That commercial operation has since closed permanently, and The Villages has shifted into something quieter and more residential.
The surrounding neighborhoods, including Spring Lake Village, Clear Lake Village, and Estate Village, are all still intact and active as private residential communities. The housing mix includes established single family homes, newer garden homes, and townhouses, all set among the East Texas Piney Woods. For buyers, the closure of the commercial resort actually makes this a more appealing place to live. You get the infrastructure of a well-built community without the foot traffic that came with a vacation hub. If you have looked at The Villages in the past and written it off, it may be worth a second look given how much it has changed.
Pine Trail Shores
Pine Trail Shores is one of the more established communities on the eastern shore of Lake Palestine in Flint, about 15 miles southwest of Tyler. Originally platted in the early 1970s across four sections, it has the kind of history and character that newer developments just cannot replicate. The neighborhood has a true mix of property types including single family homes, manufactured homes, and open lots, and POA dues are low, which makes it one of the more accessible entry points on this side of the lake.
Community amenities include a neighborhood clubhouse available for private event rentals, a community park, and two dedicated boat docks for direct lake launching. The subdivision is deed restricted with an active architectural control committee keeping standards consistent, and the volunteer-led board holds bimonthly meetings and organizes social events throughout the year. If you want a neighborhood that actually feels like a neighborhood, Pine Trail Shores is worth a look.
Mallards Cove
Mallards Cove is a well-kept residential community with both waterfront and interior lots, a neighborhood boat ramp, and an active HOA. Homes here tend to be well-maintained and the neighborhood has a clean, organized feel. It is popular with families and retirees who want a true lake community with good amenities but without the scale and cost of a large resort-style development.

Three Points Estates
Three Points Estates is one of the older established communities on the southern end of Lake Palestine, sitting near Frankston and Berryville on the Henderson County side of the water. It is not a flashy neighborhood, and I will be straight with you about that. What it does offer is a wide range of properties and one of the most accessible price points on the lake. You can find affordable vacant lots, modest weekend cabins, and larger waterfront homes with private boat docks all in the same community. If your budget is the main factor, Three Points is worth a serious look.
The HOA dues are some of the lowest you will find anywhere on the lake, typically between five and fifty dollars a month depending on your lot tier. For that you get a private boat ramp, a fishing pier, and a playground area. The streets are mostly paved, power comes through Trinity Valley Electric Cooperative, and homes run on aerobic or conventional septic. It is a laid back, woodsy East Texas community with mature shade trees and direct access to open water for boating, jet skiing, and bass fishing.
One thing I always point out to buyers here is that you do not have to be on the water to enjoy what Three Points offers. Interior lots with large workshops and detached garages sit right alongside waterfront properties with bulkheaded shorelines and boat lifts. Lollipop Landing
Lollipop Landing is a quiet, deed-restricted subdivision on the west side of Lake Palestine in Henderson County, with mailing addresses falling in both Frankston and LaRue in the 75763 zip code. It sits right off Highway 155, which makes the drive north to Tyler straightforward.
The water here is deep and open year-round, and a good number of the waterfront lots have bulkheaded shorelines already in place. There is also a private boat ramp for residents, so getting on the lake is simple. What makes Lollipop Landing stand out from a lot of other communities is how wide the range of properties actually is. You can find a modest, established 1,400 square foot home on an interior lot in the upper $100,000s, or you can find a large custom waterfront build with an expansive multi-slip boathouse crossing well into the luxury range. Not many neighborhoods on Lake Palestine offer that kind of spread, which means buyers at a lot of different price points can realistically get in here.
Kids are zoned to Frankston ISD. Utilities run co-op water and electricity to the road, with septic required for wastewater. Shady Brook
Shady Brook is a smaller, laid-back community on Lake Palestine with a relaxed atmosphere and a more affordable price point than many of the surrounding neighborhoods. Sunrise Shores
Sunrise Shores sits on the western shore of Lake Palestine in the Chandler area and has been an established lake community for decades. The property owners association keeps fees low, around $13 a month, and the amenities are genuinely useful: a community center, two private boat ramps, dedicated fishing piers, and a stocked fishing pond. The housing mix ranges from affordable lake cottages and manufactured homes to full waterfront estates with private boathouses. Full-time residents, weekend families, and investors looking at short-term rentals all find something that works here.

A look at Edgewater Shores on the south end of Lake Palestine.
Edgewater Shores is one of the most private and peaceful communities on all of Lake Palestine. Located on the south end of the lake in Anderson County, right along the calm waters of Cobb Cove near Frankston, this neighborhood has only about twelve existing residences. That kind of density is almost unheard of on a lake this size, and it is a big part of what makes it so special.
The neighborhood sits near the deepest part of the lake and has its own private community boat launch. It is zoned within Frankston ISD, located off Anderson County Road 308, and is just a couple of miles from downtown Frankston and about a mile from the Lake Palestine Resort Marina where you can grab fuel, bait, and a meal. Oak River
Oak River is the newest premier gated waterfront subdivision on Lake Palestine, and it is generating a lot of interest for good reason. Located on the south end of the lake in the Frankston area, this is the deepest part of the lake. The development spans roughly 300 protected acres of rolling hills and mature East Texas pines, and the low-density approach is deliberate. Parcels generally run from 0.8 to over 1.2 acres, so you are never on top of your neighbor.
The homesite options are well thought out. You can choose from deep water cove waterfront lots, elevated lake view properties, wooded interior parcels, or dedicated boathouse lots. That last option is one of the more unique features of Oak River: interior lot owners have access to dedicated boathouse lots on the water, so everyone in the neighborhood can secure personal watercraft storage on the lake regardless of where their home sits.

Aero Estates Airpark
Aero Estates Airpark is one of the most distinctive communities not just on Lake Palestine, but in all of East Texas. This premier 100-acre residential aviation community on the southwestern shore of the lake near Frankston combines private pilot access with lakeside living in a way you will not find anywhere else in this part of the state. If you fly, this neighborhood was built for you.
The infrastructure is serious. Aero Estates features a 3,100-foot lighted turf runway with FAA identifier T25, a dedicated helipad, and the Texas Arrow Estate seaplane base, which allows float planes to transition directly from Lake Palestine to private anchor lots. Diamond Head Bay
Diamond Head Bay is a quiet, gated waterfront community on the west side of Lake Palestine near Frankston, right off Highway 155 in the 75763 zip code. Custom single-family homes here were built primarily in the late 1980s and 1990s, and the neighborhood has the kind of established, settled feel that newer developments just do not have yet. Mature trees line the lots, most homes have private boathouses, and the open water views on this side of the lake are some of the best you will find.
The community is governed by Diamond Head Bay Inc. with annual HOA dues around $245, which is remarkably low for a gated lake neighborhood. There is a private boat ramp for residents, so getting on the water is never a production. Waterfront and near-waterfront lots give buyers plenty of options depending on budget, and the overall price point tends to run lower than the larger gated communities on the east side of the lake.
This one draws a mix of full-time residents and weekend lake house owners who want real lake access, open water, and neighbors who are there to enjoy the water rather than the amenities package. Water Ridge and Water Ridge West
Water Ridge and Water Ridge West are neighboring communities with a mix of waterfront and interior lots, neighborhood boat ramps, and active property owners associations. They tend to attract buyers who want an organized, maintained community with reasonable fees and reliable access to the lake.
Towns Around the Lake
Chandler is the closest town to the northern end of Lake Palestine and where most lake residents do their everyday errands. It has grown steadily over the years and has a good mix of local businesses, dining options, and easy access to Tyler. Flat Creek Marina & RV Camping is located just outside Chandler on the lake and serves as a full-service hub for boaters, with covered slips, fuel, bait and tackle, kayak rentals, and RV sites right on the water. Frankston anchors the southern end of the lake and has a small-town feel that a lot of lake residents appreciate. It is in Anderson County and is close to some of the more wooded, quieter communities on that end of the water.
Berryville is a small unincorporated community on the western side of Lake Palestine, close to several established lake neighborhoods.
Coffee City is a small town on the southwestern shore that has become a recognizable landmark for lake regulars. It sits near the confluence of Lake Palestine and the surrounding Henderson County communities.
Dogwood City is a small community in Henderson County near the southwestern end of the lake. It is one of those quiet spots that lake regulars know about even if it does not always make the maps.
Flint is an unincorporated community in southwestern Smith County, about 11 miles south of Tyler. It has grown quickly as a bedroom community for Tyler and includes parts of the Lake Palestine shoreline. Buyers here get the combination of lake access, proximity to Tyler shopping and dining, and established neighborhoods with strong home values. The Villages subdivision near the resort and marina is one of the more well-known waterfront communities in the Flint area.
Bullard sits about 12 miles south of Tyler in Smith County and has grown significantly over the past decade. Bullard ISD is consistently rated among the stronger school districts in East Texas by the Texas Education Agency, which is a major draw for families. Brook Hill School, a college-preparatory day and boarding school, is also located here. Many communities in the Bullard area offer access to Lake Palestine, and if good schools and lake access are both on your list, Bullard checks both boxes.
What Life on the Lake Actually Looks Like
Sunsets on Lake Palestine are something you never stop appreciating.
People always ask me what it is like to live out here full time. I tell them it is the kind of place where you know your neighbors by name, you learn the weather patterns on the water, and you stop taking the sunsets for granted after about the third week.
Mornings on the lake are quiet. You get your coffee and watch the fog lift off the water. By midday the boats are out. By evening everyone is either fishing or sitting on the dock watching the sun go down over the western shore.
Weekends look different depending on the season. Summer is lively. Families are out, the coves fill up, and the lake has a real energy to it. Fall is my favorite time of year out here. The fishing gets serious, things quiet down, and the trees around the lake start to turn.
Out here, kids learn to drive a boat before they ever get behind the wheel of a car. With an adult right there, of course.
Winter is underrated. A lot of waterfront properties drop in price during winter because buyers assume they cannot enjoy the lake. But full-time residents know better. The crappie fishing in the winter months on Lake Palestine is genuinely good, and when the crowds are gone you have whole coves to yourself. It is a different kind of beautiful out here in the cold months.
And something else worth mentioning: kids grow up differently on this lake. They learn to drive a boat before they learn to drive a car. They spend summers swimming, fishing, and being outside in a way that most kids never get to experience. That is not a small thing. That is a childhood.
It is also worth saying that the lake brings people together. Block parties, fishing tournaments, neighborhood boat parades on the Fourth of July. You do not just buy a house out here. You buy into a way of life.
