I have been selling Lake Palestine waterfront homes for 12+ years, and I live on this water myself. So when I tell you that where a home sits on a lake matters as much as the home itself, that comes from experience, not a brochure. 644 An County Road 3009 sits on a quiet, protected cove near Blackburn Dam, in a small neighborhood called The Meadows, and that setting is a big part of what makes it special.

It is a 2020 build: 3 bedrooms, 2.5 baths, 2,377 square feet on a 0.69 acre lot, priced at $850,000. Directly on the water, with a covered boathouse, an electric boat lift, and a shoreline that walks right out from the yard. Let me walk you through it the way I would in person.

Where It Sits: A Quiet, Protected Cove

This is a calm, protected cove near the south end of the lake by Blackburn Dam. The water is easy to live with. The cove runs about 15 to 20 feet through the middle and sits around 5 to 7 feet off the end of the boathouse right now, which is what you want for the boat lift and for the kids to swim off the dock.

Because it is a cove, the water stays protected. When the main lake is busy or the wind kicks up, you can still get in and out without your boat getting knocked around. That is the difference between a lake day and a canceled one.

The fishing right here is good, too. Come spring, the crappie move up into the cove to spawn, and you can catch them off your own dock without ever starting the boat. Between the crappie in the cove and the white bass, hybrids, and big catfish out on the main lake, this is a genuinely good piece of water to own.

It was also built well: 2x6 framing throughout and a whole-house generator, so the power staying on is not something you have to think about.

The Garage and Shop

Here is the feature that surprises people. The garage and shop run about 1,477 square feet, nearly the footprint of the house itself. That is room for the boat, the side-by-side, the lake toys, and a real workbench, all under roof and out of the weather. If you have ever owned a bass boat and a couple of jet skis and wondered where the truck was supposed to go, this is the answer. It is the kind of space serious lake owners build an entire home search around, and it is already here. There is a separate storage building on the property too, so you are not short on places to put things.

The Dock and Boathouse

This is where a lake home earns its price point. The dock walks out from a grassy shoreline to a covered boathouse with a metal roof. Inside, you have a covered slip with an electric boat lift, a large deck for hanging out, and enclosed storage built right in for life jackets, tubes, and fishing gear, the things you do not want to haul back and forth to the house.

The Meadows, on the Frankston Side of Lake Palestine

The Meadows is a small, residential lakefront neighborhood on the Frankston side of the lake, in Anderson County. HOA dues run about $150 per lot per year, which is genuinely low for a lake community with amenities. That covers the common areas plus a private neighborhood boat ramp and a picnic and swim area for property owners.

The neighborhood is not gated, and it is one way in and one way out, which keeps through-traffic down to almost nothing. If you have ever watched cars cut through a subdivision to shortcut somewhere, you will appreciate what a single entrance does for the quiet. If you have shopped other Lake Palestine neighborhoods, you already know dues can run from a couple hundred to well over a thousand a year, and some add gate fees on top. The Meadows keeps it simple.

A Settled, Full-Time Neighborhood

One thing to know up front: The Meadows does not allow short-term rentals. Short-term rentals are a great fit for a lot of lake properties, but this particular neighborhood is set up as a full-time residential community, so a home here is meant to be lived in or kept as your own second place rather than rented out by the weekend.

For a lot of buyers, that is exactly the appeal. This home fits a second place on the lake you actually use, someone relocating from Dallas or Houston, or a family that wants a settled waterfront neighborhood where you get to know the people around you. Living in Frankston, Texas

Frankston is quiet on purpose. One stoplight, one school, about 1,200 people in town. It sits where US Highway 175 meets State Highway 155, which puts you roughly 25 to 30 minutes south of Tyler, about 25 minutes north of Palestine, and under two hours from the Dallas/Fort Worth metro. Houston is about three hours south. Close enough to make a weekend run to the city easy, far enough that when you are home, you actually feel like you are at the lake.

The town has more history than its size suggests. Frankston was founded in 1902 and named after Frankie Miller, a young woman who donated the land for the town square. The area sits on old Caddo Nation country, and the Caddo word "Tejas," meaning "friend," is where the state of Texas got its name. The park downtown still centers on the square Frankie gave the town over 120 years ago. The old railroad depot on the south side of the square went up that same year, 1902, and still stands today as the Frankston Depot Library and Museum.

Small-town trivia worth knowing: Frank Beard, the longtime drummer for ZZ Top, was born in Frankston back in 1949. So the next time you are out on the dock and "Sharp Dressed Man" comes on, one of the guys who made that record started life just up the road.
