The Walk From Creekwood Drive to the Water
From the street, the lot starts under a canopy of mature trees, and you can already see the lake through them before you're out of the car. Keep walking and the trees thin out, the grass opens up, and the water takes over the view. The neighbors on both sides have covered boathouses, so you get a real feel for what lake living looks like on this stretch of Lakeway Harbor.

Sunrise Over Lake Palestine, Every Morning
This is the reason to come see it in person. The lot faces east, so the morning sun comes up across Lake Palestine and lights up the water between the neighboring boathouses. You get your coffee with the sunrise, and in the afternoon the sun is behind you instead of in your eyes, which matters more than people think on a Texas summer day.
That island out past the boathouses is Treehouse Island, and from this lot you look right at it. You can only get there by water, so it's a boat, a kayak, or a paddleboard. On summer weekends it's where a lot of us locals tie up and spend the afternoon, and plenty of folks bring their dogs to play in the shallows. What You Own at the Water's Edge
On Lake Palestine, you own down to the 355-foot take line. The shoreline below that line belongs to the Upper Neches River Municipal Water Authority, and any dock, pier, or boathouse needs their permit before it's built.
On this lot, the survey's lake-side line sits back from the water, and the ground between it and the lake is Authority land. The aerial below shows roughly where that falls.

Looking Back Up the Lot
Turn around at the shoreline and you can see the whole lot running back up toward Creekwood Drive, with fenced neighbors on either side. Your builder will want to walk it with the survey in hand, and I'm happy to meet you both out there.
Mature Trees, and the Drainage Along One Side
The street end of the lot is shaded by mature trees, which is something you can't plant and wait for. Along one side, a wooded drainage runs down toward the lake. I'd rather you see it here than be surprised at the showing. Ask me for the survey and have your builder look at it when you plan the site.

Lakeway Harbor: The Neighborhood
Lakeway Harbor sits on the north end of Lake Palestine in Flint, just south of Tyler off Highway 155, and it's in Bullard ISD. The subdivision was platted in sections between 1976 and 1979, so it's a settled, established lake community with a neighborhood boat ramp and a lakeside park with picnic tables under tall pines. How Far Is Lakeway Harbor From Tyler?
About 17 miles. From the lot to downtown Tyler is roughly a 25-minute drive up Highway 155, so you get the lake without giving up Tyler's shopping, restaurants, jobs, and two major hospital systems. The drive times on this page come from Google Maps as of September 2026, and traffic will change them.
